§ 3.11. CH commercial highway.

    Purpose and intent. The purpose and intent of the CH commercial highway district is to accommodate a wide variety of commercial and retail uses, as well as offices, businesses and personal services that serve the needs of the community and the region. The intent is to provide for a mix of large-scale commercial uses that are typically land sensitive and are not well suited to being located in neighborhoods or smaller commercial corridors. This district is best suited along major arterial streets and interstate highway intersections.

    B.

    Permitted uses.

    1.

    All of the permitted uses of CTC shall apply.

    3.

    Automotive repair, major.

    4.

    Equestrian facilities.

    5.

    Fuel exchange station.

    6.

    Heavy sales, rental and service.

    7.

    Gas station.

    8.

    Kennel.

    9.

    Mini-warehouse.

    10.

    Motor vehicle dealership.

    11.

    Parking garages.

    12.

    Recreation facilities, indoor or outdoor.

    13.

    Retail sales of alcohol.

    14.

    Nursing home.

    15.

    Truck stop facility.

    C.

    Conditional uses. Conditional uses are prohibited unless the Town of St. Francisville has processed an application for the use, and the zoning commission has favorably approved such use. For all conditional uses the plan approval process is that as set forth in section 8.1.F, Conditional Uses, regardless of lot size or conditional uses.

    D.

    Property development standards.

    1.

    Lot area. The minimum lot area requirements as established in BMX business mixed use as per section 3.8 of this ordinance.

    2.

    Lot width. The minimum lot width requirements as established in BMX business mixed use as per section 3.8 of this ordinance.

    3.

    Standard yard requirements and development standards.

    a.

    Front yard. All uses shall have a minimum front yard setback of twenty-five (25) feet.

    b.

    Side yard. All uses shall have a minimum combined total side yard of ten (10) feet, but in no case shall any building be located closer than five (5) feet from the side property line.

    c.

    Rear yard. All uses shall have a minimum rear yard depth of twenty (20) percent of the depth of the lot, provided the depth of the required rear yard shall be at least twenty (20) feet and need not exceed fifty (50) feet.

    E.

    Maximum height limit. No building or structure shall exceed thirty-five (35) feet above the base flood elevation as established in the current FEMA maps and guidelines, unless outlined in section 6.7 of this ordinance.

    F.

    Parking requirements. Parking requirements for this district shall be in accordance with the provisions of section 5.1 of this land use regulations ordinance.

    G.

    Fire marshal approval. As provided for in the Town of St. Francisville Code of Ordinances.

    H.

    Landscape requirements. Landscaping requirements for this district shall be in accordance with the provisions of section 5.2, Landscaping and Screening. Where a CH district abuts any adjacent existing residential district, buffer zones shall be provided as per section 5.2.F.

    I.

    Off-street loading requirements. Off-street loading requirements for this district shall be in accordance with the provisions of section 5.1.N of this ordinance.
